Sutter County planning materials show a 130,219-square-foot warehouse project at 7234 Pacific Ave moving one step closer to final county action.
At the Aug. 19 Planning Commission meeting packet, staff recommended approval of Project U26-0012, described as an administrative permit and minor amendment to a previously approved development plan and design review for PDC Norcal, LLC on behalf of Holt of California. The proposal would modify the planned development for the site and appears to replace Holt’s existing warehouse operation next door, according to the packet.
The staff report says the building would total 130,219 square feet, including about 9,950 square feet of office space and 949 square feet of restrooms, with the remainder used for warehousing and related functions. It also says the project would provide 51 parking spaces instead of the 65 otherwise required under county code, relying on project-specific planned development standards.
Among the conditions listed in the packet are Pacific Avenue right-of-way dedication, a roadway impact fee agreement, drainage and floodplain requirements, and a Notice of Exemption filing within five working days of approval. Staff recommended CEQA exemption findings under CEQA Guidelines Sections 15302 and 15061(b)(3) and recommended board approval.
The agenda materials identify Holt of California as the owner and PDC Norcal, LLC as the applicant. The packet also says the project is tied to existing industrial uses at the site and would not increase staffing or expand operations.
The Planning Commission packet does not include the commission’s final vote, and it says final action would still go to the Board of Supervisors.
